How does a "quick sale" work?

What are the normal steps to a "quick sale" and "property bought for cash in Glasgow"?
Step One: First 24 hours
After the initial verbal agreement between the Property Advice Bureau and the client, the Property Advice Bureau will instruct an independent surveyor within 24 hours to carry out a survey* of the property. The surveyor will liase with the client to arrange a suitable time to carry out the survey.
Step Two: First 48 hours
The surveyor will submit the survey to the Property Advice Bureau and PAB will make a formal offer first verbally, and if that is acceptable, then in writing based on the survey report.
On acceptance of the offer, the Property Advice Bureau and the client will exchange solicitors details and the formal purchase process commences immediately.
Step Three: Within Days
The missives are completed. The sale is concluded and the Property Advice Bureau now own the property.
Alternatively, the sale is completed but the entry date is delayed to suit the client’s timescale, perhaps to find alternative accommodation.
* All surveys are carried out by a member of the Royal Institute of Chartered Surveyors and have no affiliation to PAB whatsoever. PAB will pay the property survey, and legal fees up to £500, this amount will include VAT, and any disembursements in order to conclude the missives, any amounts greater than this will be the client’s responsibility where a successful purchase is made by PAB, and will be deducted from the purchase price. (Where a purchase is not concluded then the seller will be responsible for the legal fees, survey expenses, and any admin expenses incurred by PAB).
