Frequently Asked Questions regarding a quick sale of your property
Q: What fees do PAB charge?
A: If PAB are successful in purchasing your property, then we will pay for legal fees up to sum of £500 (which is usually sufficient for most transactions). We will also pay for the survey.
Q: How do I know that I am getting a fair price from PAB?
A: PAB do not value the property themselves. PAB use completely independent surveyors who will visit your property and give a professional, accurate and unbiased value which PAB use to arrive at an offer figure for the property. The surveyor is bound by strict rules of conduct and is a member of the Royal Institute of Chartered Surveyors. Failure by the surveyor to give a true and accurate value of a property can result in him/her being “struck off” and certain loss of their job. Because PAB use this method of obtaining a true market value of the property, you can rest assured that you are obtaining the maximum price.
Q: How quickly can a sale be concluded?
A: It is possible to exchange on a property within 24hrs in England, however in Scotland this is more likely to be within weeks because of the system of concluding missives (the legal paperwork).
Q: What kind of property do PAB buy?
A: PAB buy flats, semi detached and detached houses, and bungalows in all conditions.
Q: Can PAB buy my property and rent it back to me?
A: This is a common request. By renting the property back it allows you to avoid the stresss and expense of moving.
Q: Can I control the time schedule?
A: Yes. You instruct us with your timetable and PAB will fit in with your time schedule.
